Commercial HVAC Maintenance Contracts
A maintenance contract should prevent peak-season failures — not hide undefined “PM” behind a cheap monthly fee. Precision builds light-to-mid commercial agreements around your asset list, visit frequency, filter ownership, and response expectations across the South Bay and Central Valley.
What you get
- Asset-based proposals with clear inclusions and exclusions
- Documented visit reports and deficiency priorities ownership can act on
- Filter ownership options (owner-stocked or contractor-supplied)
- Optional priority / after-hours response riders with published labor assumptions
- Fits RTUs, ductless, restaurant MUA coordination, and small server closets when scoped
How it works
- 1
Inventory the mechanical assets
We list units, locations, access notes, and any critical spaces (IDF, kitchen, pharmacy cooler adjacency) so the contract matches reality.
- 2
Agree on task depth and frequency
Semi-annual RTU PM is common; restaurants, dusty Central Valley sites, and critical rooms may need more. Filters and economizer checks are explicit line items.
- 3
Run the season with reporting
Visits produce written findings. Repairs are quoted with photos so CapEx decisions stay separate from OpEx PM.
FAQs
What is included in a Precision commercial PM visit?
An agreed task list per asset type — filters (if contracted), coils/condensate checks, electrical/safety inspections, economizer basics, and a written deficiency list. Repairs are priced separately unless you add a rider.
Can you cover multiple sites?
Yes. Portfolio agreements standardize task lists and reporting so ownership can compare buildings honestly.
Do you include after-hours emergency response?
Priority response can be added as a rider with clear labor rates. We define who answers nights and weekends before summer hits.
How do you price contracts?
By asset count, visit frequency, task depth, and filter ownership — see our maintenance contract pricing cost guide for planning bands.
